Sellers Guide To Time Share
A few important items to consider when selling.
There are several problems which occur during
the majority of time share sales. We have put
together a list of items that my hinder the sale
of your time share.
-
Be realistic regarding your selling price
for the vacation property. This is not
"typical real estate" and does not
always sell around the price you paid for
it. (See our pricing a timeshare section).
Some areas will attract a higher selling price
but the averages show most resales will receive
less than what was the initial purchase price.
-
Look at other time shares. Compare
your time share to others with the same number
of bedrooms and bathrooms. Compare the location
and condition of your time share to the competition.
Make sure to price your unit lower than what
the resort is asking
for.
-
Advertising your time share. What
type of advertising would you like to utilize?
Select a medium that will market your resale
where it is highly cost effective. Radio,
tv, newspaper, billboard, direct mail, or
telemarketing are several ways to advertise,
all of which tend to become quite costly.
-
Always be open to negotiations. Don't
set your asking price to high, and try not
to be too firm. By putting FIRM on your listing,
you might be limiting your offers.
-
Quick sales, low prices. The more
aggressive the selling price, the more offers
on the table. If you are looking to sell quickly,
than you should price your unit lower than
the rest.
-
Do not pay any closing costs. It is
common practice for the buyer to pay the closing
costs in the resale market.
-
Use any banked weeks as incentives. If
you have accumulated any weeks, use them as
perks for the sale. On many occasions a banked
week is all it takes to close the deal.
-
Sell when the time is right for you. Never
be in too much of a hurry to sell your time
share. Make sure time is on your side, and
eliminate some of the stress and pressure.
-
More exposure the better. The more
avenues you utilize to advertise your time
share, the quicker you will make a sale.
